A gray, splintered deck looks worse than it usually is. What matters is not the surface you can see but the framing underneath, and that difference is a lot of money in one direction or the other. Here is the same walkthrough Dennis does on every deck call in Fort Wayne.
Check the Bones First
The inspection starts under the deck, not on top of it. Sound joists, solid beams, and posts that have not heaved or rotted at grade mean the structure has years left, whatever the surface looks like. A screwdriver pressed into the wood at the ledger board, post bases, and joist ends finds soft spots fast. Solid bones mean you are shopping for boards, not a rebuild.
When Repair Wins
Weathered or split deck boards, a wobbly railing, a stair stringer that bounced loose, all repairs. New boards over sound framing, railings re-anchored into solid wood, and the deck is safe and looks fresh for a fraction of replacement. One of our favorite finished jobs is a deck with crisp white railing that started as exactly this kind of call.
When Replacement Is the Honest Answer
Rot in the ledger board where the deck meets the house, multiple soft joists, or posts rotted at the ground line mean patching is throwing money at a structure that is done. When that is the case you will hear it plainly, with what we found and why, so you can plan properly instead of paying twice. Either way the look and the written estimate are free.
